FHA & VA Home Inspections in Bakersfield & Kern County, CA

If you are buying with an FHA or VA loan, the lender's appraisal is not an inspection. The appraisal confirms the home meets minimum property standards for the loan; our inspection documents the home's actual physical condition for you. We inspect with the health-and-safety items FHA and VA underwriters commonly flag clearly called out in your report.

What's included in an FHA or VA inspection

You get a full general home inspection, with special attention to the safety and habitability items that commonly come up on FHA and VA loans: roof condition and remaining life, peeling paint on older homes, missing handrails, GFCI protection, water heater strapping and relief valves, functioning heat, and visible moisture intrusion. Those observations are grouped so you and your loan officer can see them quickly.

Inspection vs. appraisal

An appraisal protects the lender by confirming value and minimum loan standards. An inspection protects you by documenting condition, and it is not a pass/fail certification of loan eligibility. We do not perform appraisals and we do not sign off on loan conditions.

Timing that fits your contract

Reports are typically delivered the same day so your inspection contingency does not slip. Your agent can pull items straight into a repair request in minutes.
