Why month 11 matters
Your builder's first-year warranty typically expires at the twelve-month mark. Inspecting at month eleven leaves time to submit a written list and schedule repairs before that window closes. Waiting until month twelve usually means paying for those repairs yourself.
What we look for
Settlement cracks, drywall and trim workmanship, grading and drainage away from the foundation, roof and flashing details, attic insulation coverage, HVAC balance and airflow, plumbing leaks, and electrical items that were missed at completion. New homes are not defect-free homes — they are simply newer.
Pre-drywall and final walkthrough options
If your home is still being built, a pre-drywall inspection reviews framing, mechanical rough-ins, and moisture barriers while they are still visible. Ask about pairing it with a final walkthrough inspection before closing.
